The island of Schwanenwerder in Berlin’s Lake Wannsee has been considered a discreet and highly representative hideaway since time immemorial. Here is where a stellar estate designed by star architects from Graft is now offered for purchase. It numbers among the most exclusive and extraordinary rarities in all of Germany, if not of Europe.
This absolutely breathtaking property is located inside the city limits of Berlin, borders immediately on Potsdam, and is a paradigm in every knowable way. The culmination of the entire property and high point of the island of Schwanenwerder is its vast park – the building lot is 10,724 m² large – offering a private lakeside shoreline, a pier, a docking zone and an impeccable southwest-facing exposition, giving it a nearly surreal framework. A living surface area of approximately 1490 m² distributed over two buildings opens numerous options for use and a variety of possible applications: as a private villa, a company’s outer estate (as bounteous as it gets) or a venue for lavish, exclusive get-togethers. It is modestly known as “Hauptdeck.” Anyone casting a glance at this gem will never forget it.
The island of Schwanenwerder …
… gleams picturesquely in Lake Wannsee, connected with the shore by a bridge. The metropolis of Berlin is just a stone’s throw away. Thanks to favourable accessibility to the inner city, Kurfürstendamm can be reached in about 20 minutes. The villa is located on the highly desirable western side of the island, directly facing the Wannsee shoreline. As a result of its unusually long, private waterfront and immaculate exposition for sunshine, unforgettable panoramas of the open waters are unveiled to view, including spectacular sunsets and a maximum private sphere. In clear weather the panorama reaches all the way to historic Schloss Belvedere in Potsdam. Schwanenwerder forges a combination of nature and city life in inimitable fashion. Its location, coupled with timeless elegance and modern furnishings of the villa, make this estate an incomparable, irreplicable zenith.
The architecture of the property …
… extends wildly beyond conventional borders of the imagination, in fact, it is art. Responsible for this are Graft architects. Established in 1998 in Los Angeles, this group numbers among the most innovative all over the world. With business locations in Berlin and Shanghai, Graft Architects pursues an interdisciplinary approach to its metier, connecting architecture, design and city planning. For that reason, it is considered to be one of the worldwide pioneers in contemporary architecture. The building itself breaks with all normal images of what can be expected by architecture. Boldly stacked cubes seem to melt into one another and vast glass fronts open wide to the lake, merging in a truly future-presaging design to an indescribable edifice: futuristic from the outside, cosy and comfortable on the inside, emanating ineffable feelings of well-being. Parts of the architecture seem to grope freely into space; the terraces and projections recall commando bridges and sun decks of a luxury yacht. Curves and rounded lines interrupt the linearity. And all of the visual impressions are amplified by the gentle slope on which the edifice stands, into which the house seems nearly to immerse itself. The main house rests upon an L-shaped anchoring foundation which reinforces the structural engineering. The enormous glass surfaces looking out over the lake can withstand windspeeds of 220 km/hr and, on top of that, are rounded themselves, a masterpiece. In addition, the building is conceived as a Faraday cage (an enclosed-into-itself electric shield). The comprehensive security concept is planned and executed down to the final minute details, containing refined features extending all the way to an emergency power plant. Add to that a trendsetting, downright epochal energy concept which foresees heating and cooling by means of earth-warmth pump plus a solar power assemblage and a block-type thermal power station. Through highly efficient solar panels, the energy concept nearly reaches complete self-sufficiency.
All in all, this estate combines sovereign lightness with cosmopolitan extravagance, it makes indelible impressions on every imagination as a statement of unpretentious luxury, maximum privacy and absolute security.
