The fact that you can reside in grand yet modern style, amidst lush greenery yet still in the city, is well demonstrated by the historic PALAIS WESSELY. Nestled between Karlskirche Church and Belvedere Palace, it has been converted into an extraordinary residential project.

Carl Ritter von Wessely commissioned arguably the most renowned architects of the period, (Ferdinand Fellner and Hermann Helmer) with the design of this magnificent palace, which combines stately character with contemporary sovereignty. A harmonious, extensive park with mature trees forms its centrepiece – a green, not publically accessible, idyll in the midst of downtown Vienna.

The “Beautiful” Floor

With ceiling heights of 4.84 metres, the spacious rooms of the magnificent “Bel Étage“ seem to flow into one another. A central salon fascinates with four original ceiling frescoes by painters Gastgeb and Peyfuss, dating back to 1892. The generous master bedroom is equipped with a light and separate loggia, with views of the idyllic garden. With living space of 236 m2 plus a 10-m2-loggia, furnishing variants are nigh on unlimited.

Exalted Lifestyle

The garden is in the middle of private parkland. It is crowned by two top-class penthouse apartments with sensational panoramic views over Vienna to the rolling hills of Kahlenberg and beyond. Apartment “Top 21” occupies the entire seventh floor with 268 m2 of living space, as well as generous balcony and terrace areas.

The second penthouse apartment enjoys direct lift access. The 8th floor, with room heights of 2.85 metres is the culmination of the project. Three terraces encompass 110 m2 in total. Three bedrooms with three bathrooms and adjoining rooms offer generous living space of 217 m2, the combined kitchen and living room measures 76 m2.

Historic and Contemporary

The modern reconstruction demands both expertise and great sensitivity, as it should revive the historic quality of the Palais, yet combine this successfully with modern-day demands. Mag. DI (FH) Norbert Winkelmayer, who has already proved his expertise as real estate developer for projects of such calibre with Hotel Sans Souci in Vienna, represents the Sans Souci Group on this project.

Completion takes place in autumn 2017. Viewing is possible at any time.
